ENERGY PERFORMANCE CERTIFICATE

It is a legal requirement to have an Energy Performance Certificate (EPC) for your home in Lincoln before you sell it - and you need to have at least ordered an EPC before putting your property Lincoln on the market.

In most cases, landlords in Lincoln marketing their properties for rent must also have an EPC available for prospective tenants to view.

A typical EPC Survey in Lincoln takes around one to two hours to carry out, depending on the size and layout of the property. After we have inspected your property in Lincoln, the energy inspector will use software to calculate the energy rating for the property. An energy performance certificate will then be produced which will tell you all about the Energy Efficiency and the Environmental impact of your property in Lincoln. The certificate will tell you:

  • Energy Efficiency rating
  • Environmental Impact CO2 rating
  • Estimated energy use, carbon dioxide (CO2) emissions and fuel costs of this home
  • Summary of your home’s energy performance related features

From the 1st April 2018 there will be a requirement for any properties rented out in the private rented sector to have a minimum energy performance rating of E on an Energy Performance Certificate (EPC).

The regulations will come into force for new lets and renewals of tenancies in Lincoln with effect from 1st April 2018 and for all existing tenancies on 1st April 2020. It will be unlawful to rent a property in Lincoln which breaches the requirement for a minimum E rating, unless there is an applicable exemption. A civil penalty of up to £4,000 can be imposed for breaches.

A domestic private rented sector property is substandard if the EPC rating is F or G, unless an exemption applies. The legislation prohibits a landlord from letting out a substandard property in Lincoln. If there is an EPC in place which shows that the property is an F or G then it must not be let; otherwise the landlord is liable to penalties. Energy efficiency improvements must be carried out to bring the property up to a minimum E rating, unless an exemptions is applicable.

We will assess your property in Lincoln and produce the certificate within 24 hours of survey. We will then send the certificate by email to your agent or solicitor. You can also have a copy by email if required. Your EPC is currently valid for a period of 10 years from the date of issue.
